I believe the core value concept for American Republic REO is very simple: We must earn profits on each home we sell that represent an excellent return on capital invested, the investors who purchase the homes must be able to do so at prices that leave plenty of upside appreciation potential while ensuring the rental returns generate cash flow to investment ratios that are top quality and the rental tenants must get a solid, top quality home in return for their monthly rent payments. This has to be a WIN, WIN, WIN proposition for all three parties involved or the business model will not fly.
Make no mistake relative to our motives! We want to make money. Not only do we want to make money...we NEED to make money! We believe in Capitalism. In today's strange PC world it seems that money motivation and terms such as "profit" are considered evil and the desire for such things equates to greed. If this is how you feel, we may not be a good match.
I also want the investors who choose to do business with me to make money. I need them to reap strong returns so they will refer their friends, family's and co-workers to me for both mortgage services and possible real estate investing. Investors need to realize excellent monthly cash flow returns and stronger than average potential for long term future appreciation.
Rental property does not yield good cash flow returns without happy tenants and tenants are not happy if they are living in a dump. We do not skimp on our renovations. Taking short cuts when expecting to hold a property long term is bad business. We only install real tile floors in kitchens and bathrooms, we do not use shower curtains but rather spend the extra dollars for shower doors and we always refinish or install hardwood floors whenever possible. These are only a few examples of the standards we strive for on the homes we offer for rent and sale.
