American Republic REO is the investment real estate division of American Republic Mortgage, a Georgia Mortgage Brokerage incorporated since September of 2001.  We are focused on assisting savvy investors in making safe investments in residential real estate in the metro Atlanta market.

In this market, the key to our strategy is being cautious and working hard to ensure our clients maximize their investment potential while minimizing risks. This means that we are primarily concerned with cash flow, capital preservation and high immediate return on investment coupled with excellent intermediate to long term appreciation. We are not focused on short-term returns or “flip” tactics, we make no “zero down payment” promises and the bulk of our business is referral based.

What do we consider a “safe” investment?  The most important defining characteristic is hard assets such as Real Estate. Real Estate cannot devalue to zero. Real Estate generates cash flow on a consistent basis. Real Estate has always been the ultimate hard, tangible asset and it will continue to be so. But our strategy goes beyond simply investing in a broad array of Real Estate assets. We are specializing in single family residential properties located in areas that offer excellent long term appreciation potential, rental based cash flow better than historical norms, and prices less than the materials and labor costs of building new. In short, we are only offering properties that we feel fall solidly into the “no-brainer” investment category.

The current broad housing market collapse and explosion in foreclosures has created some unique opportunities. The large mortgage lenders along with Fannie Mae and Freddie Mac are so swamped with foreclosed properties that they simply cannot manage the efficient liquidation of these assets. In many cases, homes are being sold at “capitulation” prices. These homes invariably need extensive renovation and many are nothing more than tear-downs. But there are many tremendous good buys out there!

We are seeking out these jewels amidst the garbage, purchasing them outright, carrying out a top quality renovation and then renting the home out to a fully qualified tenant. When this process is complete, we then offer the home as a turnkey rental real estate investment.
